Kerala levies 8% stamp duty and 2% registration on the higher of transaction value or fair value fixed by the sub-registrar. So a ₹2 Cr apartment costs ~₹20 lakh in registration alone.
Women buyers, joint-buyers with a female co-owner, and certain heritage areas get concessions. Always calculate total cost including GST (5% on under-construction) before signing.
